La Société d’habitation et de développement de Montréal est une société paramunicipale à but non lucratif et financièrement autonome. Chef de file en gestion immobilière et en développement immobilier responsable, elle favorise l’amélioration des milieux de vie des Montréalais en contribuant au développement économique et social de la Ville de Montréal par la mise en valeur d’actifs immobiliers de nature résidentielle, institutionnelle, industrielle, commerciale et culturelle sur son territoire. Elle est à la recherche d’un candidat dynamique et motivé afin de pourvoir de façon permanente le poste cadre suivant :

 

Superviseur(e) à l’exploitation commerciale

Direction de la gestion immobilière

 

En conformité avec les objectifs de la Société, le titulaire du poste est responsable de superviser l'ensemble des activités reliées à l'exploitation du parc immobilier commercial de la Société.

 

Dans le cadre de son travail, il supervise le travail des gestionnaires externes et il assure la gestion des stationnements publics de la Société (du Complexe Chaussegros-de-Léry et de l’Îlot Balmoral).

 

Entre autres, le candidat :

 

  •          Supervise et contrôle les gestionnaires immobiliers externes ayant obtenu la responsabilité contractuelle de planifier, d’organiser et de réaliser l’une ou plusieurs des activités afférentes à l’exploitation des immeubles : budget, travaux, entretien, travaux de rénovation, location, perception des loyers et gestion des relations avec les locataires;

 

  •          Prépare les stratégies d’intervention, les plans d’action et les budgets d’exploitation et d’investissements en immobilisation selon les priorités retenues en fonction des objectifs de la Société en matière de gestion immobilière commerciale;

 

  •          Gère les bâtiments à vocation commerciale qui n’ont pas de gestionnaire externe dont l’exploitation et l’optimisation des stationnements publics du Complexe Chaussegros-de-Léry et de l’Îlot Balmoral;

 

  •          Assure la standardisation, la négociation et le respect des clauses dans les baux du parc immobilier commercial;

 

  •          Assure une bonne communication des objectifs de la Société à son personnel et aux gestionnaires externes;

 

  •          Procède à l’évaluation de performance annuelle des gestionnaires externes;

 

  •           Définit et gère les indicateurs de performance pertinents aux activités;

 

  •          Assure la mise à niveau de l’offre de service des gestionnaires externes;

 

  •          Prépare et analyse les rapports de gestion mensuels consolidés des gestionnaires externes tels que les budgets annuels et révisés, les recommandations des radiations, les provisions pour mauvaises créances et tous les rapports globaux concernant la gestion du parc commercial;

 

  •          Crée, optimise et assure l’adhérence des gestionnaires externes aux procédures et politiques administratives afin de déployer des mesures d’amélioration continue des services offerts;

 

  •          Élabore et met en place des mécanismes de contrôle de façon à pouvoir répondre de la qualité des services offerts à la clientèle et de l’efficacité administrative du volet commercial de la Direction de la gestion immobilière;

 

  •          Collabore aux appels d’offres requis pour l’octroi des contrats de gestion, d’entretien et des travaux du parc immobilier commercial;

 

  •          Participe à développer la visibilité de la Société;

 

  •          Assure la gestion du personnel sous sa supervision par l’encadrement professionnel, le support à la formation et au perfectionnement nécessaire à l’accomplissement de leurs tâches;

 

  •           Voit à l’application et au respect des politiques, des procédures et des règlements de la SHDM;

 

  •          Effectue toute autre fonction demandée par son supérieur immédiat de façon à atteindre les objectifs du poste.

 

Le candidat recherché :

 

  •          Détient un diplôme universitaire de 1er cycle en administration des affaires ou toute autre formation dans un domaine pertinent;

 

  •          Possède un minimum de cinq (5) années d’expérience dans le domaine de la gestion d’immeubles commerciaux;

 

  •          Maîtrise les outils de la suite MS Office.

 

 

De plus, le candidat possède les compétences et qualités recherchées suivantes :

 

  •          Excellentes connaissances en négociation commerciale;

 

  •          Connaissances du marché locatif commercial;

 

  •          Expert en gestion de la relation client;

 

  •          Excellentes aptitudes relationnelles;

 

  •          Connaissance de l’anglais parlé et écrit.

 

 

Dans le cadre de ses fonctions, le candidat :

 

  •          Doit posséder une voiture et un permis de conduire valide et effectuer des déplacements fréquents.

 

L’échelle salariale pour le poste se situe entre 61 489 $ et 92 234 $, au 1er janvier 2023. Des conditions d’emploi des plus concurrentielles sont offertes, dans une entreprise à taille humaine qui contribue à répondre aux enjeux de l’immobilier abordable :

 

  • Travail en mode hybride : Possibilité de télétravail trois (3) jours par semaine;

  • Facilement accessible en métro, station BERRI-UQAM.
