Îlot Balmoral
Owner of a prime location adjacent to place des Festivals, the SHDM was the general contractor for the immense construction site on Îlot Balmoral, which welcomed its first occupants in the summer of 2019.
Îlot Balmoral is home to the new National Film Board (NFB) head office that was designed specifically for its filmmaking activities. UQAC's École des arts numériques, de l'animation et du design (NAD School) is also a tenant of the building and welcomes more than 450 students in its spaces. The NFB and NAD occupy six and three of the building's thirteen floors respectively.
As of August 2026, students and researchers in digital arts from the Université du Québec en Abitibi-Témiscamingue (UQAT) and a group of five CEGEPs will join those from NAD and the National Film Board (NFB) already present in the building.
Since March 1st, 2021, the Îlot Balmoral parking lot has been integrated into the P$ Montréal Centre-Ville project, in close collaboration with the Agence de mobilité durable and the City of Montreal. Thanks to this initiative, downtown visitors enjoy easier access to a variety of existing private parking options, thereby reducing the difficulties associated with finding a parking spot.
Designed by the Provencher_Roy architect firm, the Îlot Balmoral revolves around two architectural structures of 13 stories each, separated by an oblique fault line that creates a full-height atrium that provides exceptional natural light. A lobby crosses the building from rue de Bleury and opens on place des Festivals. The four facades are built as "curtain walls" of glass providing a view on the Place des festivals, Mount Royal and downtown.
With a rental area of 26,000 m² (280,000 ft²), Îlot Balmoral obtained the LEED NC 2009 Gold certification in 2021. Its tenants enjoy a green roof, a parking for 186 vehicles, six public charging stations that are part of Hydro Québec’s Electric Circuit, space for 70 bikes as well as changing room and showers. Six passenger elevators and two freight elevators service the building, and technical and telecommunications rooms have been installed on each floor.
In 2020, the building received the award for best real estate project in the "best mixed-use developments" category of the prestigious MIPIM international competition, the largest international market for real estate professionals.
